Environmental Site Assessments

Environmental site assessments (ESAs) are standard procedures for commercial and industrial real estate transactions. These procedures are designed to protect buyers from liability from pre-existing environmental problems on a site. They also establish an environmental baseline to evaluate future problems on the site.

Our experienced staff routinely performs Phase I and Phase II ESAs of both undeveloped and developed property.

Our Phase 1 services include:

  • Review of available private and public records,

  • Inspection of the property by trained professionals,

  • Interviews with property owners and occupants, and other relevant individuals, and

  • Report of conclusions and recommendations.

  • If environmental hazards are identified during the first phase of environmental assessment, a Phase II assessment serves the purpose of exploring and delineating the problem. Our environmental team is trained and experienced in air, groundwater, soil, and sludge sampling.
